2)SOIL TYPES
Cairns has various soil types. S and A soil types are the most economical. If your soil test results are, M, H, P you may have much higher costs in your foundation design. S Class blocks can be right next door to M Class, so make your soil test a high priority. We can help you organise.

3)CYCLONE RATINGS
The engineer is likely to request the cyclone rating be increased on your home if your block is close to: the beach, hill side or top, park, farm land or it is over 800m2. Make your contract “subject to wind rating test” to be certain.

4)THE FLATTER THE BETTER
Land that is flat is generally more cost effective to build on. The more sloping blocks do usually have better views, at the same time they are more costly
for earthworks and retaining. If you suspect your block has any fall, speak to your builder to organise a survey and/or make your land contract “subject to a contour survey”.

5)REQUEST A SEWER LOCATION
A sewer maybe present on block of land you are looking at purchasing or on the neighbouring block. It can make little difference, or more importantly, it can in some cases mean sinking more money into the ground. You can request a sewer plan for free from your agent/developer, or from council at a cost. It can limit how you can position your home. If you are thinking of a future pool, locating the house close to one side of the block, for side access, or if you have a narrow lot. It is advisable that you check this with your consultant before you purchase the land. We can do this for you at no obligation.

6)LAND CONTRACT SAFETY CLAUSES
a)It is a good idea to speak with your solicitor regarding clauses to protect your land purchase. In the “special conditions” you may choose to insert the following: “The purchase of this block is based on a satisfactory S class soil & a wind rating test, within 21 working days from the date contract at the buyer’s expense, if results are not deemed as satisfactory by the buyer, this contract will be at an end with all monies to be refunded to the buyer without deduction.”
b)Your FINANCE clause should include adequate funds for the purchase of
the Land AND HOUSE.
