🔹Allow a minimum of 14 days between approval and settlement. This gives the lender enough time to send loan documents, you to review and sign and post them back to the bank.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
🔹Where possible open an account with the lender you have the mortgage with. Give them authority to draw the funds required for settlement and put any funds required in their account. This avoids running around on settlement day chasing a bank cheque at the last minute.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
🔹Ensure you have arranged home insurance on the property when you sign a contract, don’t wait until necessary. If it is vacant land this isn’t necessary.⠀⠀⠀⠀⠀⠀⠀⠀⠀
⠀⠀⠀⠀⠀⠀⠀⠀⠀
🔹Aim to settle Tuesday, Wednesday or Thursday. If something does go wrong there is the chance to rectify it, settlement on a Friday is great but if something doesn’t go right you have a whole weekend to wait until you can settle.⠀⠀⠀⠀⠀⠀⠀⠀⠀

🔹Open communication with your mortgage broker / lender and conveyancer a week out from settlement about what is required. Having a solid team that is pro-active will mean you shouldn’t have to worry, good idea to ask your broker and conveyancer a week out from settlement what is required?
